Your plan's tax work, tracked in the open. No phone calls, no chasing — check where things are up to, any time.
Every plan you manage, what's outstanding, and what's waiting on you — in one place.
Owners and committee members can look up one plan by its ABN — it's on the levy notice and the annual financial statements.
You'll see where the plan's obligations are up to and who the next step sits with. Financial figures and tax positions are not shown here.
That's fine — simply have a look at your most recent AGM minutes. It's printed there.
Know your strata plan's name or number but not the exact ABN? Put the plan's name into the ABN Lookup government website below — it will search for your plan. Click on the result you find and it will show the ABN.
Open ABN LookupStatus reflects Kelly+Partners' internal job records and is indicative. Lodgement is confirmed by the receipt the ATO issues to the plan's registered tax agent. Kelly+Partners is engaged by the owners corporation through its strata manager — for anything beyond the status shown here, including figures, levies or assessments, please contact your strata manager.

Nominations, questions, record chases and files firms upload, in one queue, oldest first. Archive an item when you are done with it — anything whose period is fully lodged archives itself.
Two steps, weeks apart: take the documents to the ATO, then come back when it is approved and record what the plan turns out to owe.
Requests strata managers have submitted. Open one to check the paperwork, then mark it processed — that clears the nomination flag on every plan in the batch.
Across every strata manager. Replying emails their contacts automatically.
A newly registered plan has no ABN, and we are the ones who apply for it. Open one to record that it has gone to the ATO, or to enter the ABN when it comes back — the plan moves onto it and keeps everything already recorded against it. The strata manager can enter it too; whoever has the letter first.
Plans a strata manager added with "Does the plan have a TFN? — No, it needs one". We apply to the ATO with the same registration form as an ABN; when the number comes back, record it here and the plan leaves this list. It also leaves by itself if the firm sends the number first.
Plans a strata manager added with "Is the plan registered for GST? — No, it needs one". We register them with the ATO on the same registration form as an ABN. Mark one registered when it goes through: from then on it lodges a BAS, starting with the current quarter.
Statements managers have sent in, newest first. Open a batch to download the PDFs for source docs.
One request covers one BAS or return for one firm. Each line is a plan and a thing we need, so both sides read the same answer to "what's still outstanding".
Every login in one list — Kelly+Partners and manager firms together — with what each one can see and when it was last used. This is the answer to the question audit and IT ask each quarter.
Who at KP can open this console. A staff login sees every firm's data, so keep the list to the people who do this work — and turn one off the day somebody leaves.
Accounts at strata manager firms. Each person gets their own — never a shared login — so the audit log always names one real human.
Who we email at this firm — query notifications and the weekly summary. A contact doesn't need a login.
Worst first. Open a firm in the batch screen, or draft an email to chase them.
The BAS quarters and tax years the portal is tracking. Add next year's the moment it comes around and it appears in every picker, for us and for all 111 firms, straight away. Once everything in a period is lodged you can archive it — it comes out of everyone's pickers and running totals, and stays readable in the archive. Only Kelly+Partners can add or archive a period, and archiving only when nothing is outstanding.
Pick a manager and an obligation, set the status, apply. Every plan beneath moves at once and everyone watching sees it immediately. A firm split into client accounts, like PICA, can be moved one account at a time.
Plans that sit outside the batch. Set one back to “follows batch” to clear it.
New or changed plans. Matched on ABN — existing plans update, new ones are added, nothing is deleted. Handles 20,000 rows in one file.
